STEP ONE — Design Contract Ready to begin? We’ll meet with you in your home to discuss the scope of your project, possible design solutions and a realistic budget. We then present a fixed-fee Design Contract. Our design team listens to your ideas, explores your home and takes a deep dive into the way you want to live. We discuss your frustrations, under-utilized spaces and the rooms that make you happy. These ideas are developed into a unified plan, including scaled blueprints with floor plans and elevations.
The plans are yours to keep and use how you want, with no obligation to continue nor any gimmick locking you into our construction services.
STEP TWO — Renovation Contract Ready to build? A Renovation Contract is presented for your approval. Depending on what is required for permitting, working drawings and engineered plans will be drawn up, finishes will be selected, and a project manager will be assigned. Because a construction slot has been reserved for you from the start, construction usually begins within a week or two after obtaining the building permit. Your project manager works closely with the design team throughout to assure a smooth progression from blueprint to build-out.
HammerSmith clients love that we take no deposits and that we invoice weekly as work is completed — you always know exactly where billing stands; trades and suppliers are paid immediately; and the project progresses quickly. Our open-book accounting system allows you to control the costs.
