The project presented a few technical issues. First, the existing
structure was "a few feet out of square," says Warner
McConaughey, HammerSmith's president and owner. What's more, the
original structure hadn't been built to support an upper floor.
And finally, the garage sat right at the edge of the homeowners'
property, and zoning requirements prohibited building a second
story that reached all the way to the property line.

Rothman of HammerSmith addressed the problems with his design.
Rothman made sure the cabana looked square from the street and
had great views of the pool. He set the poolhouse atop piers stretching
down through the original structure, providing the necessary support.
Rothman also shifted the second story seven feet away from the
property line to meet zoning requirements.
